Our Track Record & Experience

Between the two of us, we have spent nearly four decades working full time in real estate. We have lived through multiple market cycles, navigated both strong and challenging markets, and built our approach around protecting capital first and growing it thoughtfully over time.

Experience at a Glance

Nearly 40 years of combined real estate experience

  • Over 3,000 homes sold
  • More than one Billion dollars in real estate transactions
  • 200+ rental properties owned and operated
  • 200+ mortgage notes personally invested
  • Ownership in our Real Estate Brokerage
  • Multiple market cycles navigated
  • Extensive experience with foreclosures, short sales, and workouts
  • We invest our own capital alongside our clients

Today, we apply that real-world experience to how we evaluate, structure, and manage mortgage notes because we invest our own money alongside our clients.

Our goal has always been simple. Make thoughtful decisions. Protect principal. And build wealth.

Our Story

In 2008 we partnered to form The Kendra Todd Group and built one of the largest real estate teams in the country. But we have always believed the best Realtors do not just sell real estate. They own it.

Over the years, we built a personal portfolio of more than 200 rental properties including single family homes, multifamily buildings, self storage facilities, and mobile home parks. We have lived through multiple market cycles, sold hundreds of bank owned foreclosures and short sales, and experienced the ups, downs, and realities of real estate first hand.

And that is what led us here.

Like many people, we were investing our savings in the stock market. We took all of the classes, certifications, and education programs we could find so we could better understand the stock market. But over time, something became very clear to us. Artificial intelligence can analyze more data, more quickly, and more accurately than any individual ever could and it will always have an edge in the stock market.

And when we experienced losses in the market, there was no collateral, no property, and no tangible asset to fall back on. There was never a clear path to recoup the investment.

While there is nothing wrong with the stock market, we realized it was not aligned with how we personally wanted to build and protect our wealth. Our hearts and our experience have always lived in real estate adjacent assets. We wanted something more familiar, more tangible, and more aligned with how we believe wealth should be built.

Then we discovered mortgage note investing and everything clicked.

We fell in love with this niche because it offers something rare.

Real estate backed assets without the noise.

No tenants.
No toilets.
No midnight repair calls.
No rent control surprises.
No eviction moratoriums.
No rising insurance and maintenance eating into returns.

Just simple, secured positions backed by real property designed to deliver consistent, predictable income.

Over the last several years, we went all in. We traveled the country learning from leading note educators, joined mortgage note masterminds, studied underwriting, sourcing, and acquisition, and built systems to evaluate and purchase first position mortgage notes with the same discipline we have always used in real estate. And something interesting kept happening.

Friends, family, clients, even seasoned investors kept telling us they loved what we are doing. They just don’t want to spend the time to build the systems and network and they wish they could do it passively.

So we built Genesis Fund.

We believed in this strategy so strongly that our very first clients were our own moms.

At 84 years old, one of our moms converted her Traditional IRA into a self directed IRA so she could invest in mortgage notes. She had been earning 3.8%, and every year the required minimum distributions were slowly eating away at her principal.

After transitioning into mortgage notes, her return increased to 9%, allowing her income to grow while helping preserve her retirement savings. Instead of watching her principal decline, she finally had an investment designed to support long term income. That was our confirmation.

If this strategy could bring clarity, security, and stability to the people we love most, it was something we knew we could confidently offer to others.

A way for everyday investors to participate in first position mortgage notes without having to become an expert, manage properties, or change their lifestyle.
